A unique opportunity to purchase a redundant quarry site set within the heart of Monmouthsire. The site extends to approximately 18 acres of former quarry land with the majority of the limestone having been quarried over 30 years ago. The site currently provides a level parking area at the top of the quarry adjacent to Dewstow Road with a roadway leading to the bottom of the quarry which is predominantly level. The site is bounded by rock face and mature woodland with approximately 4000t of processed stone stock piled within the quarry. Situation

The site is set to the South of the village of Caerwent and lies to the East of Dewstow Road linking Caerwent with Caldicot. Access to the M4 at Junction 24 is just 8 miles away via the A48 which also provides access to Chepstow (5 miles) and the original Severn Crossing (6.5 miles) providing further access to Bristol.

Access

The site is accessed via double gates from Dewstow Road leading to a level parking area at the top of the quarry. The access from Dewstow Road is over a small area of unregistered land which is understood to have been used as the primary access to the site for around 20 years with statutory declarations signed to this effect while indemnity insurance will be offered for the full sale price.

Agents Notes

The site extends to approximately 18 acres and is edged red on the attached plan. We understand the small area hatched blue to the West of the site and forming part of the registered title has been occupied by a third party over a number of years however no formal agreement is in place.

Overage Provision

We understand there is an existing overage provision on the land in the event of planning consent being granted for any commercial industrial or residential development. This overage will end September 2023. Further information available on request.
