The Land

Generally the land lies between 65m and 125m above sea level. The aspect is mostly to the west, or south, and nearly all fields have access off the Parish road which runs from Welsh Newton / Tregate to the small Hamlet of Llanrothal. The land is nearly all laid to pasture with the exceptions of small areas ploughed for game crop. Water is supplied from the former Cwm Estate private supply, which runs from the House area to the north western boundary and covered by agreements of use.

The Woodland

There are three areas of mainly mature and semi mature woodland. The first is 2.75 acres, as mentioned under Lot 1 which makes a good amenity to the residence. The main wood known as, Shop Wood, contains a good range of mature and near mature deciduous trees and extends to over 12.5 acres, which if split into Lots, goes under Lot 4 – it includes the field to the road which gives access. There is a small area of brake woodland of about 2.5 acres included with Lot 5 in total about 18.5 acres.

Services

Private water and electricity. Private drainage to a septic tank. Oil fired central heating and a two oven Aga which is also plumbed for hot water. We understand the mains water supply runs along part of the Llanrothal Road. There is no connection to that supply.
